    Community benefits agreements are an option when there is considerable cost that the developer is not willing to pay for. This development has accepted financial responsibility for the highway improvements and has committed to an ownership option for affordable housing that is linked to income, both of these improvements are significant for this community.

    Hello, 

    The Town-to-Lakes trail will connect downtown to uptown with a multi-modal trail along the 160 corridor. There will not be a trail to or through the county subdivision (Alpha).

    Hi Steve, 

    There is not a Mountain Crossing Subdivision project page because there are not any proposed projects on any of those properties. Please let us know if you have any other questions.

    Hello, 

    The 10-foot wide public trail is described in the narrative, but is not shown on the site plan and will remain a required public amenity should this development move forward.  Elements of the plan, like public and private trails, will be included in the PUD agreement that will be attached to the property if the current ownership changes.

We moved here because of the small town atmosphere. How are you planning to provide adequate infrastructure for such an increase in new demands from all these major developments.     Hello, 

    Increases on water and sewer facilities are planned for through the respective districts, PAWSD (Pagosa Area Water and Sanitation) and PSSGID (Pagosa Sanitation District) based on water modeling which is currently being reviewed. The developer is responsible to provide for the necessary upgrades to accommodate the new growth. This includes upgrades to delivery lines as well as "capital improvements" such as plant upgrades or storage capacity improvements. These fees may also be referred to as "tap fees". Similarly, existing roadway/highway impacts need to be reviewed by CDOT (Colorado Dept. of Transportation) and are subject to CDOT's design standards for required traffic improvements.
